A charming independent villa set in the shade of pines and surrounded by olive-trees and vineyards on the Umbrian hills between Lake Trasimeno and Perugia. The villa is close to the small town of Magione yet offers a peaceful and relaxing place to enjoy stunning panoramic views. It is a pretty villa with arched windows and green shutters, simply but comfortably furnished throughout.

The villa is on two floors (approx. 114 square meters) and the accommodation comprises of (ground floor), a veranda, a wide living-room with tiled floor, TV and Hi-Fi, fireplace with large chimney hood, a fitted kitchen, garage with laundry facilities, two large double bedrooms and a bathroom. There is a spiral staircase up to the first floor, which is partly located in the roof, and where there is a further large double bedroom and a small bathroom.
The house is surrounded by enclosed gardens of about 3,000 square meters. There is an external firewood-oven for guests to cook on, a barbecue and garden furniture. There is also a paved area for car parking.

For daily provisions there are local shops at the small villages of Taverne and Soccorso (2kms) but a wider a range of shops in Magione 4 kms, including a tourist information bureau, supermarket, pharmacy, grocers, bank, post office, restaurants and rail station.

At San Feliciano, 8 kms away, is a sandy beach with outdoor swimming-pool and cafe. Passignano on the north shore also has a sandy beach where you can hire pedalos, canoes, wind surfing equipment and arrange boat trips to the islands.
